1. Who you are dealing with
BNDRVIDS is a one-person business operated by Maksim Bondar. Everything on this site, every video produced, and every call taken is done by that one person. Contact is bndrvids@gmail.com.
These terms apply when you book a call, accept a video, or pay an invoice. If you do not agree with them, do not book.
2. What the service is
We build a walkthrough video of a property using photographs that already exist on its listing, or photographs you send us. Nothing is filmed on site. Nobody visits the property.
The video covers what your photograph set covers and nothing else. We do not substitute imagery from another property, we do not use stock footage, and we do not generate rooms or spaces that you did not photograph. If your photographs do not show a room, that room does not appear in the video. This is a term of the service, not a preference.
3. The call, and the video we build before it
When you book a call we build a walkthrough from the listing you give us, before we speak. That work is done at our own risk and at no cost to you. Booking a call does not create a payment obligation.
Calls run about thirty minutes. Because the video is built beforehand, slots cannot be booked less than 48 hours ahead.
4. Price and payment
- Standard, $300 per video. Up to 90 seconds, branded, vertical and horizontal formats, with the exports the listing portals and social platforms accept.
- Premium, $450 per video. Up to 3 minutes, multi-unit and amenity coverage, branded intro and outro, scripted voiceover, burned-in captions, and a separate cut per floor plan.
Prices are per video, per property, in US dollars. There is no minimum order, no retainer, no subscription and nothing to cancel.
You watch the finished video on the call before any invoice is raised. If you accept it, we email an invoice. The finished files are delivered once payment clears. Nothing is charged before you have seen the video in full, and no card details are taken at booking.
5. If you do not want the video
You do not pay. Decline it on the call and no invoice is issued. That ends the matter: there is no fee for the work already done, no cancellation charge, and no follow-up sequence.
Small corrections are handled on the call itself, for example swapping the music, reordering rooms, or fixing a rent figure shown on screen. Work beyond that, such as reshooting a concept or restructuring a finished video, may be quoted separately before it is started.
6. What you are promising us about your photographs
This is the obligation that matters most on your side. By sending us a listing link or a folder of photographs, you confirm that:
- you own those photographs, or you hold a licence that permits them to be edited and used in a video for marketing the property;
- you are authorised to market the property they show;
- any figures you ask us to display on screen, such as rent or availability, are accurate at the time you supply them.
Real estate photographs are very often licensed to the agent or the brokerage rather than owned outright, and portals frequently hold their own rights over images uploaded to them. We cannot verify any of this, and we do not attempt to. If a photographer, brokerage or portal raises a claim over imagery you supplied, that claim is yours to answer, and you agree to cover any cost we incur because of it.
7. Who owns the finished video
Once the invoice is paid in full, the finished video is yours to use without limit for marketing the property it shows: your listings, your website, portals, paid and organic social, and print or display media.
Until payment clears, the video remains ours and is not licensed for any use. We keep ownership of the underlying templates, editing methods and tooling used to produce it, none of which are exclusive to your video.
We may show finished work as a sample of our own, unless you tell us in writing not to. Say so by email at any point and we will not, including for work already delivered.
8. Turnaround
We give a target date for delivery on the call and we aim to meet it, but the dates we discuss are estimates rather than guarantees. If a delivery date is critical to you, say so on the call before you accept, so that we can tell you honestly whether it is achievable.
9. What we are responsible for, and what we are not
We are responsible for producing the video described, to the standard shown to you on the call.
We are not responsible for how a property performs after a video is published. Video is a marketing tool and no outcome is promised: not enquiries, not viewings, not lettings or sales, not any measure of reach or engagement on any platform.
We are not responsible for the accuracy of information you supply, for the rights position of the photographs you send, or for a portal or platform rejecting, downranking or removing a video under rules of its own.
Where liability cannot be excluded by law, our total liability for any claim relating to a video is limited to the amount you paid us for that video. Nothing in these terms limits liability for fraud, for fraudulent misrepresentation, or for anything else that cannot lawfully be limited.
10. Ending the arrangement
There is nothing continuing to end. Every video is a separate transaction. You can stop using the service at any time by not booking another call, and we may decline work for any reason, including a photograph set too thin to produce something worth paying for. Where we decline, we say so before you pay rather than take the money.
11. Changes to these terms
These terms may change. The version published on this page at the time you book is the one that applies to that booking, and the date at the top of this page tells you when it last changed. Material changes will not be applied backwards to work already agreed.
12. Governing law
This clause is incomplete. It needs the state whose law governs this agreement and where disputes would be heard, which depends on where the business is registered. It is deliberately left unfilled rather than guessed at, because a jurisdiction stated wrongly is worse than one not stated at all.
